APPLICATION REQUIREMENTS

Crystal Pointe Apartments does not discriminate against persons based on race, color, religion, national origin, familial status, or disability. The Rental Criteria listed below explains the policies of this community with regard to qualifying standards which must be met by each adult applicant in order to be approved for residency.

 

The rental application fee of $50.00 is non-refundable. Because there are no exceptions, it is important that you review this document carefully before submitting an application, making certain that to the best of your knowledge, you meet the rental qualifications stated.



Income Requirements and Verification

  • An applicant must gross at least three (3) times the rent on the unit applied for per month. (i.e., $1,000 monthly rent x 3 = $3,000/month gross income needed to qualify). Calculation of income will be based on the actual base salary. We are unable to add any compensation of income, such as commissions, tips, bonuses, etc.
  • Verification of gross income in an amount of 3 times the amount of rent per household by one or more of the following:
  • If unemployed, applicant must provide verifiable proof of income or monthly deposits equal to 3 times the amount of rent per month, or
  • Verifiable bank balances (checking, savings, money market, certificates of deposit) held within a federally insured depository equal to or greater than twelve (12) times the amount of rent per month.


Credit History

  • Credit reports will be processed on each applicant, provided by Fabco/TransUnion.
  • A minimum credit score of 600 is required for approval.
  • We will not approve applications with any accounts past due for, at least, the past two years or that contain 20% slow pay accounts.
  • If the applicant is denied based on credit, the applicant must contact the reporting credit bureau.

Rental History

Applicants must have established good rental history.

  • Persons who have established good credit history and, because of home ownership or living with family, may not have previous rental history may still qualify.
  • Evictions, moneys owed to previous residency, late payment history, home foreclosures, and/or non-renewal based on failure to comply with rules and regulations of lease may be subject to automatic denial.
  • Previous landlords will be contacted for verification.

Bankruptcy

In order to be considered for residency, an applicant who has filed for bankruptcy must have maintained good credit for at least two (2) years after discharge and the beacon score must be 600 or higher. However, if the applicant has evidence that all creditors have been paid 100% of the money owed, the two (2) year requirement may be waived if beacon score is above 600.

Criminal History

  • Criminal history is one (1) factor that ownership will consider when making a decision on whether or not to lease an apartment to an otherwise qualified individual. Criminal History will only be considered as a relevant factor after all other screening criteria has been approved. Ownership will reject any applicant whose tenancy would reasonably be expected to have a detrimental effect on other tenants, the environment of the apartment community, or where an applicant’s history would evidence an inability to comply with lease terms or a likelihood of interfering with management staff. Ownership will ensure that tenant selection is objective and reasonable, and ownership will look at past conduct to predict future conduct.

Co-Signers

  • Graduate students who do not qualify financially, but qualify otherwise, whose parents are supporting them and whose parents meet the Credit and Rental History requirements listed above may have parents co-sign to be financially responsible. Undergraduate students are not permitted co-signers, but may qualify to be a tenant if they meet above requirements.

Other Occupants

  • All people occupying the apartment over eighteen (18) years of age MUST apply for the unit intended to rent.

Pet Policy

Cat’s are welcome with and additional deposit and monthly fee.
Sorry no dogs.

Occupancy Policy

  • No more than 2 occupants per bedroom.
  • All applicants must be of legal age.
  • All parties 18 years of age or older are required to complete an application.
  • All applicants (and co-signers when applicable) are required to show a driver's license, passport and/or government-issued photo identification.
